Blackridge helps buyers evaluate available mineral and royalty acquisitions within an exchange timeline. The purchaser's qualified intermediary, tax professional, and legal counsel must determine eligibility and manage the exchange.
Exchange timeline
Engage a qualified intermediary and confirm how sale proceeds and replacement-property documentation will be handled.
The taxpayer and advisers manage formal identification. Blackridge supplies the available property description and transaction facts.
Closing must satisfy the applicable exchange deadline, which may be earlier based on the taxpayer's return due date.
General timing summary only. Review the current IRS like-kind exchange guidance and Form 8824 instructions with your advisers.
Property eligibility
Section 1031 currently applies to qualifying exchanges of real property held for investment or productive use in a trade or business. Whether a specific mineral or royalty interest qualifies, and whether it is like-kind to the relinquished property, depends on the interest conveyed and the taxpayer's facts.
Blackridge does not make that determination. Our role is to provide the available ownership, property, production, revenue, pricing, and transaction information needed by the buyer and their advisers.
Division of responsibility
Confirm investment intent, real-property treatment, like-kind analysis, reporting, and the buyer's overall tax position.
Control exchange funds and manage identification, documentation, deadlines, and applicable exchange mechanics.
Define the buyer profile, screen available interests, organize property information, and support the closing path.
Exchange inquiry
Share the relinquished-property closing date, identification deadline, target allocation, and qualified intermediary contact.
